What's included in the due diligence?
Every property gets a full review—disclosures, inspection reports, permit history, and 1,000+ data points on the home and surrounding area. We score condition, surface costs, flag urgency, and give you a clear read on what you're walking into.
Do I still need a home inspection?
Yes. Seller-provided reports and disclosures are a starting point, not the final word. We always recommend a buyer-side inspection—one ordered by us, for you. Your advisor handles the scheduling and coordination. Same home, different lens. Our source of truth, not theirs.
What's the advisor property preview?
Your advisor walks the property in person before any offer goes out. Data tells you a lot. It doesn't tell you everything. Smell, sound, feel, neighborhood—some things only show up when you're there.
How fast do you turn this around?
Most analyses are ready within 24–48 hours of receiving documents. Fast enough to move on competitive listings, thorough enough to catch what others miss.
